Below i have edited what i think we should be doing, questions in blue.

Kitchen:    New 1/2" osb floor, remove trap door as there is another entryway.

Remove upper cabinets and sheetrock all walls and ceiling, did you want the area were the refrigerator is and put shelf's in  there to make pantry?

(we could put louvered doors on it.)

Floor

new 4" T&G pine flooring, 3 coats urethane. (seal)   you want it stained?

 

Bedroom

 Remove 2 closets and cover with the panel taken off if possible

 

Living room

remove ceiling tile and wet and or molded insulation. readjust strapping for sheetrock.

would like to see new trim (smaller)  in this room?

Bathroom

install 4" T&G floor to mach Kitchen, possible pine walls?

Basement

I'm  looking at minimal 8 days labor for entire project, that's with very little extra leeway.

P.S we to need temporary fix roof  and many other little things that will come up

i.e. new basement door, new outlets, light fixtures, broken windows etc.

was unable to see roof because it was full of snow........
